 Summary of Project

City Center at White Plains, a $320 million, 1.1 million square foot retail, entertainment and residential complex is the most exciting new development in Westchester County, New York. Encompassing an entire city block in downtown White Plains, City Center is touted as the catalyst for the revitalization of the downtown. With its location is Westchester’s leading city and with direct access to the Metro North rail and County Bee Line bus system, City Center is becoming a true retail and entertainment destination for the entire region.

The retail/entertainment portion of City Center, along with the 2,300-car parking structure is now open with the 150,000 s.f. Target Department Store, the 80,000 s.f., 15-screen National Amusements Cinema 14 complex, the 36,000 s.f. Circuit City, the 200-seat Applebee’s Neighborhood Grill & Bar, and the 10,000 s.f. 400-seat White Plains Performing Arts Center. Additional retailer, service and restaurants will include a 30,000 s.f. Barnes & Noble, Legal Seafoods Restaurant, Zanaro’s Italian Restaurant, Fleet Bank and Greenpoint Bank.

City Center’ residential component will feature One City Place, a 35-story, 311 apartment rental high rise which began leasing in April 2004. The Lofts at City Center, an 11-story, 29 unit loft style condominium is slated for occupancy in Summer 2005 and Trump Tower, a 35-story, 212 unit luxury condominium will be open in the Summer of 2005.

To further enhance City Center, Cappelli Enterprises has created, in conjunction with the City of White Plains, a new urban park with dancing fountains directly across the street at the intersection of Main Street and Mamaroneck Avenue. The new park features a landscaped lawn, seasonal plantings, a series of fountains with colored jets of water that shoot 25 feet into the air and are choreographed to music, and a new Starbucks housed in a greenhouse style kiosk. Plans are being developed for a program of outdoor performances.

A second park plaza is located between the retail/entertainment center and parking structure and will feature seasonal plantings and landscaping, kiosks and vendors to serve as a gathering place. The plaza extends to the condominium residential area to provide a passive park setting.

A recent addition to City Center is the acquisition of the air rights above the parking structure. A 60,000 s.f. NY Sports Club Fitness Center with ancillary facilities is under construction, along with a complete outdoor recreation complex featuring swimming pool, tennis courts, basketball court and paddle tennis courts.
